Lease Negotiating | Fit Out Negotiating
Leaseworks undertakes fit out negotiations to assist clients including retailers,
restaurant franchisees and select office tenants to obtain allowances from
landlords either as part of a lease negotiation for a lease renewal or as a
project to undertake the remodeling of a portfolio of leased locations.
In the latter context, the lease negotiation generally requires a lease restructuring
in the form of a lease extension and possibly rent restructuring, depending
on the specific factors that apply to each client location. Lease relief is
unusual unless the existing rent is unrelated to current market rents.
Leaseworks has successfully handled lease negotiation for its range
of clients that range from $10,000 to $200,000 per location. Each negotiation
is unique and the final lease terms will balance the parties mutual interest
in the context of prevailing market conditions.
